A client sends the house plans and asks for a rough figure. You see 150 square metres, do quick maths, and give them a number.

Then you arrive on site. The roof has a 30-degree pitch, the surface is really 172.5m², and the two-storey section needs a different access setup. Before a sheet comes off, the quote is already short.

The short answer

Calculate actual roof area using the footprint and pitch factor. Price the chosen roof system, guttering, access, and fall controls as separate scopes. State assumptions and exclusions. That gives the client a quote they can understand and gives you line items you can adjust without unpicking one mystery total.

1. Start with the surface you will actually cover

A pitched roof has more surface area than the horizontal footprint beneath it. The steeper the roof, the larger the difference. Use this simple quoting calculation for a basic gable or hip section:

Roof area = horizontal footprint area × pitch factor

This is a geometry shortcut, not a substitute for a measured take-off. Valleys, dormers, overhangs, penetrations, complex hips, and waste still need to be allowed for separately.

The factors are rounded values of 1 ÷ cos(pitch angle). For a 150m² footprint at 30 degrees: 150 × 1.15 = 172.5m². That is 22.5m² of roof surface a footprint-only quote misses.

Measure the pitch rather than guessing it. If the roof has several pitches, break it into sections and calculate each one. Then add the waste allowance appropriate to the roof layout and the manufacturer's installation guidance.

2. Price the roof system, not a generic square metre

Tile and metal systems do not become the same job because both cover a roof. Product weight, handling, battens, fixings, flashings, penetrations, cutting, and installation instructions all affect labour and materials.

3. Keep guttering as a separate scope

Roofing is generally measured by area. Guttering is measured by length and brings its own profile, brackets, stop ends, outlets, downpipes, flashings, removal, and disposal. Keeping it separate makes three common conversations much easier:

  • The client wants to retain the existing gutters.
  • A rotted fascia appears after removal and needs a variation.
  • Downpipe or overflow requirements change after the site inspection.

4. Cost the fall controls and access plan

There is no universal rule that work is safe below 2 metres. Under the model WHS framework, fall risks must be eliminated or minimised so far as is reasonably practicable. Construction work involving a risk of a person falling more than 2 metres is also classed as high-risk construction work, so a SWMS must be prepared before that work starts.

Compliance note

WHS laws and regulators differ by jurisdiction. Check the rules that apply where the job is located, select controls through a site-specific risk assessment, and have a competent person plan the work. The quote should fund that plan, not decide it.

Edge protection, scaffolding, elevated work platforms, travel-restraint or fall-arrest equipment, anchors, inspections, and rescue arrangements can all affect cost. Not every control suits every roof. Show the selected access and fall-control allowance as a visible line item instead of quietly taking it from margin.

5. Worked example: show every moving part

Here is an illustrative example only: a full metal re-roof, 30-degree pitch, 150m² footprint, single storey, and straightforward access. Replace every rate with your measured scope, supplier quote, labour cost, margin, and local compliance requirements.

6. State the exclusions before the roof comes off

  • Repairs to rafters, battens, trusses, fascia, or substrate not visible during quoting.
  • Hazardous-material identification, testing, removal, and disposal unless specifically included.
  • Insulation replacement, electrical work, and solar removal or reinstallation.
  • Internal repairs for pre-existing leaks or ceiling damage.
  • Approvals, engineering, traffic management, cranes, or special access not listed in the scope.
